How long does the home inspection take?
Anywhere from 2 to 5 hours depending on the size, square footage and # of bathrooms
Is there any site preparation required for the home inspection?
No, but it is preferable that the inspector have proper and safe access to all components to be inspected (this will be pointed out in the pre-inspection agreement).
Who needs to attend the home inspection?
No one is required other than the inspector, but it is preferable to have the Realtor and client present at the time of inspection.
Will I get a report?
Yes, typically by email within 24 hrs of inspection. We send digital reports.
What is included in the home inspection report?
A documented visual inspection of all major systems as per the CAHPI Standards of Practice. It does include Photographs of areas of concern and recommendations for addressing any issues. All reports will include a photo of the front of the house and some will also include an aerial photo of house /roof taken from the Drone (weather dependant).
What is NOT included in the home inspection report?
Pools and Spas, Out buildings other than garage, Playground Equipment , Fences, Landscape features (unless directly affecting the building being inspected).
Do you inspect Century Homes?
Yes, we do. We pay special attention to structure, foundation, electrical, heating, insulation and any past renovations.
